Homeownership Funding Program
Greater Boston has 30+ programs. Income eligibility up to $205,000. Some approaching $50,000. Grants that don't need to be repaid.

W-4 Withholding Savings Account
If your tax liability for this year is already covered, adjust your W-4 now โ€” your employer withholds less each paycheck. The extra take-home pay goes straight into a dedicated savings account you don't touch. After you buy, your CPA recalculates for the new tax year.

Seller Credit at Closing
In many transactions, the seller can contribute toward your closing costs and prepaid items. This reduces the cash you need to bring to the table at closing.

Why Most Buyers Never See This

A real estate agent who only knows real estate will tell you about the seller credit. A mortgage broker who only knows mortgages might mention funding programs. But almost nobody connects all three simultaneously โ€” because that requires understanding real estate, finance, and tax strategy at the same time.

The W-4 piece is the most overlooked. If your federal tax liability for the current year is already covered, every additional dollar being withheld is an interest-free loan to the federal government. Adjust the W-4, redirect that money to a dedicated savings account, and it becomes a down payment. This is a federal strategy only โ€” Massachusetts has a flat income tax with limited deductions, so the state piece is negligible. Mortgage interest and real estate taxes create federal itemized deductions that most first-time buyers never factor into their withholding. After purchase, the CPA recalculates federal withholding for the new tax year and submits a new W-4. No more oversized federal refund โ€” just more take-home pay all year.

This isn't a trick. It's a plan. And it's available to most buyers who think they can't afford to buy.

How the W-4 strategy works โ€” two steps:

Step 1 โ€” Before you buy (the savings move): If your federal tax liability for the current year has already been met, you can adjust your W-4 now and reduce what's withheld from each paycheck. The extra take-home pay goes immediately into a dedicated savings account โ€” one you commit not to touch. Every pay period, the balance grows toward your down payment. This strategy applies to federal withholding only. Massachusetts has a flat income tax with limited deductions, and the state withholding adjustment would be negligible โ€” this is a federal conversation.

Step 2 โ€” After you buy (the permanent adjustment): Owning any home โ€” condo, single-family, or multifamily โ€” creates new federal deductions. Mortgage interest and real estate taxes are itemized deductions that often exceed the federal standard deduction. Your CPA calculates the correct W-4 for the new tax year based on these deductions and you submit a new form to your employer. The result: accurate federal withholding going forward and no more oversized refund.

โš ๏ธ Important: Do not set and forget. After purchase, have your CPA determine the correct withholding for the new tax year and submit an updated W-4 promptly. Always work with a qualified CPA. Use the IRS's free estimator as a starting point: apps.irs.gov/app/tax-withholding-estimator โ†’
